A notable muralist will help visualize the space for customization.
A 3,031-square-foot penthouse at The Pacific, touted as one of the most expensive new condo developments in San Francisco, has hit the market for the first time for $9.95 million. The potential buyer will have an opportunity to customize the home, as the penthouse is still in a stage known as a “vanilla shell” (or warm shell), meaning that it has plumbing and electrical systems in place but a minimally finished interior.
“Buyers can build up a home specific to their needs and lifestyles,” said Garrett Frakes, listing agent and managing partner at Polaris Pacific, who posted the listing on Jan. 6. The penthouse is one of the four remaining units in The Pacific, an eight-story, 76-residence new development in the Pacific Heights, a neighborhood comprised mostly of Victorian mansions. Last year, a duplex penthouse on the top floor sold for $15.875 million, making it one of the most expensive condo sales in San Francisco.
To help buyers visualize what their future home will look like and what kind of customization is possible, the team has solicited help from Juan Manuel Carmona, a notable muralist in the Bay Area to design a 3D pop-up experiential model, which will be unveiled later this month. Additionally, buyers can also take advantage of the new “White Glove Buildout Service” offered for the penthouses only by the building’s developer Trumark Urban, in cooperation with designers Handel Architects and Handel Interiors.
Typical buildout construction takes six months while costs depend on finishes and fixtures the buyer wants to customize, Mr. Frakes said. The last completed unit in the building, a 1,793-square-foot two-bedroom apartment, is currently on the market for $3.595 million. Other two “vanilla shell” penthouses include a 2,175-square-foot penthouse asking $6.495 million and a duplex penthouse with 3,128 square feet of interior living space and 1,871 square feet of outdoor space, asking $13.85 million.
